You turn it into a home after you move in. The future decor and good memories you plan and hope for are not there yet. It is important to keep that in mind when shopping for real estate. I have heard it said never fall in love with a piece of real estate when you are looking. Of course, that is way easier said than done for most buyers. Real estate is a roller-coaster of emotions for most people at all stages, including if/when it’s time to sell. While the depth of the emotion can vary greatly from person to person.
It is important to recognize it, acknowledge it and if you have a buyer’s agent (you should) let them know what you are emotionally feeling throughout the process and talk about it. A good buyers agent will listen, empathize and talk that out with you. They will also provide comps (Comparative Market Analysis) market data, information and advice about the property while staying emotionally objective. They also act as a buffer when talking to the listing agent or FSBO, making sure what is important is conveyed without injecting emotion in that could derail the transaction.
It is never good to let emotion be the sole or even primary driving force when considering what property to buy and turn into a home. The property you buy only because you love it today, May very well become the property you hate to own and live in tomorrow.
It’s also important to consider what emotions are being projected verbally and non-verbally. If your expressions and body language are showing you just walked into the home of your dreams perhaps that got picked up on doorbell or security camera or the listing agent/seller saw that. It would not be surprising to hit a stone wall when negotiating (especially on price). It is music to a listing agent/seller ears if they hear you say or imply you absolutely love the property. Most of the time the listing agent or seller is not at the showing. Sometimes they are and it is more common for the listing agent or FSBO. A lot of FSBO also may have a discount/flat fee broker who listed or did some marketing and will not be showing. However, you never know who is watching and listening.
It is also important to read as much as possible what emotions are being projected from the other side and consider if that could be used as leverage in a negotiation. *Important warning just like a game of poker emotions projected may be deliberately deceptive.
